Glynis' Las Vegas Gamble

Glynis Turrentine-Koehler is an Interior Designer by trade, having followed in her father's footsteps. Four years ago she began to apply her interior design knowledge to flipping houses in the Los Angeles area. Today, Glynis has chosen to expand the scope of her business to Las Vegas, Nevada where increased migration has caused a huge demand for housing.

Step by Step
First Glynis meets with her landscaper, Larry, to discuss the plans for the backyard. Glynis wants to create a vegetable garden, install a sandbox, and lay sod. Larry estimates that this work should take about a week.

Next, Glynis tours the house with her contractor, Tony, as they discuss the planned renovations. In the Kitchen, Glynis wants to install neutral-colored tile on the countertop and replace all the appliances. To save money, Glynis decides that they will simply paint the kitchen cabinets and fit them with updated hardware, rather than replacing them. In the guest bathroom, Tony tells Glynis that he feels he can salvage the countertop, but can't say the same for the cabinets. On the other hand, they plan to restore the cabinets in the master bathroom.

In the master bedroom, Glynis wants to remove the sliding glass door that separates the sunroom from the bedroom proper. Glynis then shows Tony the spa that sits on the backyard porch. After inspecting the spa closely and discovering that it is broken, the two decide that the spa must be removed.

After consulting with Glynis, it is now up to the crew to begin implementing the changes. Among the renovations featured are the installation of kitchen counter tile, the kitchen sink, baseboard molding, and mirrored closet doors in the bedrooms. Tony discovers that the sliding door frame in the master bedroom will need to be re-molded, which proves an unexpected expense for Glynis. Fortunately, it turns out the spa can be salvaged and they move it from the back patio into the backyard.

Glynis then goes to the tile store with her husband to purchase "seconds" tile for the kitchen. Some of the tiles will be used to create a decorative backsplash behind the stove.

Once the crew completes their work, Glynis adds some final touches such as flowers, cooking utensils, and towels in the bathroom. Finally, she tours the house with Jacqui Hernandez, a local real estate agent, who provides some suggestions for additional repairs that might add value to the house. Jacqui then proposes a listing price based on "comps" in the local area.
