Brief History
Myron is a seasoned house flipper that has just bought a mold-covered home in an up and coming neighborhood. With his team of workers, Myron attacks the house, making it bigger and brighter. But Myron's biggest challenge will be managing the many people that make up his flipping team.
Step by Step Explanation
Myron tours the house with each one of his contractors. Myron starts off in the living room, where mold has taken over all the walls and windows. Myron then meets with Ernie, his window and door guy. They talk about adding a French Door to help bring in the outdoor space. Ernie talks about the closets in the bedroom and how bi-fold doors will give the room more space.
In the bathroom, Myron needs a complete remodel, as there is a huge hole in the floor. In the kitchen, Myron's kitchen specialist, Matthew, suggest that Myron make the kitchen bigger by extending one wall.
Finally, in the front yard and back yard, Myron meets with his landscaper, Alim. Alim suggests getting rid of all the trees and put in some bushes with thorns, for beauty and security.
After consulting with his crew, work begins on Myron's flip. Myron checks in on his crew daily and quickly learns that the previous craftsmanship of the house was extremely poor. There are some walls that are nothing but plywood. Myron also decides to add a 2nd bathroom to the master bedroom. This will increase his costs and set him back on his schedule, but he believes it will add to his listing price.
Myron visits Ernie at his showroom to select his windows and doors. Meanwhile, Myron's flip progresses along on schedule. Alim shares some insights on correcting planting landscaping so that's facing the sun. Finally, Matthew installs the cabinets in the kitchen.
Myron is finished with his restoration and his realtor, James Simpson, comes to evaluate Myron's work. James provides some suggestions for additional repairs that might add value to the house. He then proposes a listing price based on "comps" in the local area.
