Neil's Hip Highland Park Flip

History
New parents, Neil and Sarah, attempt to renovate a fixer-upper in a hip area of Los Angeles. As Neil begins construction he encounters multiple unforeseen structural problems within the home. A skilled craftsman, Neil begins the lengthy process of repairing the house structure and plumbing himself, in addition to an ambitious plan to build an outdoor deck. Neil's expertise and patience are pushed to the limit as he goes over schedule and over budget hoping to complete the flip.

Step by Step
Neil and Sarah tour the house, planning out their strategy for the flip. They start in the kitchen, where they plan to install new cabinets, countertops and a window. Neil talks about the previous remodels of the kitchen, and how they have created an uneven floor and ceiling.

In the living room, they want to add a French door to help create a bigger feel to the room. They also want to lay down hardwood floors. In the bathroom, they are going to do a complete remodel and hopefully have the money left over to put in a Jacuzzi tub.

While in the children's bedroom, Neil and Sarah talk about the poor condition the house was in when they bought it, complete with trash and cockroaches. In the master bedroom, Neil hopes to add a closet and fix some flaws in the construction of the room. In the front yard, Neil has a bold vision for an outdoor living space and deck adding to the value of the home.

After consulting with Sarah, Neil begins to work on the house and quickly discovers several flaws in the framing of the house. He must re-frame most of the kitchen and bathroom and this adds a tremendous amount of cost to his budget. Neil is worried that he will no longer be able to afford the deck and he is sure that he won't be able to build a wood fence around the property.

While the house is being re-framed, Neil heads out to buy some discounted hardwood floors in an effort to save money.

The work on the house continues and Neil keeps his sharp eye for detail. He goes the extra mile by installing a granite countertop and a sophisticated sprinkler system. To save more money, Sarah weaves fast-growing vines around the existing chain link fence to create some privacy. Neil reveals that Sarah had to tap into her savings account to help finish this flip. Neil is flustered but confidant that Sarah will get her money back.

Neil is still putting the finishing touches on the deck when the realtor, David Goldsmith, comes to evaluate Neil's work. David provides some suggestions for additional repairs that might add value to the house. He then proposes a listing price based on "comps" in the local area.

1. Neil consults with Sarah to decide on the renovations for the flip. 
2. Neil discovers serious flaws in the house and must re-frame. 
3. Neil searches for and purchases discount hardwood flooring. 
4. The deck for the front yard is completed and the sprinklers are installed. 
5. Real Estate Agent, David Goldsmith, visits the house and suggests a listing price based on his assessment of the newly refurbished home.
