Jim's California Craftsman Flip

Brief History
Jim and Pamela are an artistic couple that have taken on the grand task of restoring and flipping a California Craftsman home. Jim is focused on updating the nearly 100 year old home to modern amenities while keeping the tradition of the Craftsman style house alive. Being their first flip, Jim and Pamela quickly learn that restoring a classic home can be more than they bargained for.

Step by Step Explanation
Jim and Pamela tour the house, planning out their strategy for the flip. They start in the living room, where they plan to restore the wainscoating and get rid of the acoustical ceilings. Jim talks about the built in cabinetry of the Craftsman home. 

In the kitchen, they want to add modern amenities while still keeping true to the Craftsman theme. They want to put in a new countertop and cabinets. In the bathroom, they are going to do a complete remodel as the kitchen is in disrepair.

While in the master bedroom, Jim and Pamela talk about the poor condition this addition is in. They plan to put drywall up and to put French Doors in.  In the back yard and front yard, Jim and Pamela hope to make a useful outdoor living space. 

After consulting with Pamela, Jim begins to work on the house. He explains how to remove paint from the window trim and wayne's coating as well as demo the kitchen and put in new cabinets. Jim's children, Jane and Cooper, add their help to Jim's remodeling.

Jim and Pamela quickly argue over the paint colors, as Pamela isn't sure about Jim's choices. She reminds him that they are flipping the house, not living in it.

While the floors are being sanded and stained, Jim heads to an historical garden to pick out some plants. Finally, Jim has a contractor come in and stain the back patio concrete.

Jim is finished with his restoration and his realtor, John Davidson, comes to evaluate Jim's work. John provides some suggestions for additional repairs that might add value to the house. He then proposes a listing price based on "comps" in the local area.

5 Major Steps
1. Jim consults with Pamela to decide on the renovations for the flip. 
2. Jim removes the latex paint from the window trim and wayne's coating. 
3. Jim has the floors sanded while he shops for landscaping materials. 
4. The back patio cement is stained.
5. Real Estate Agent, John Davidson, visits the house and suggests a listing price based on his assessment of the newly refurbished home.
