Susan's Family Flip

Brief History
Professional house flipper Susan has renovated over a hundred homes with the help of her family. Each flip is full of complications, even for an experienced team.  As Susan's family races to help her finish the flip, the pace for Susan proves personally exhausting and she wonders if her days of flipping houses are coming to an end.

Step by Step Explanation
Susan, Raquel and Derek tour the house, planning out their strategy for the flip. They start in the bedroom, where they plan to add a walk-in closet.

In the bathroom, they want to add a steam shower where the existing laundry area is. They also want to update the tile and countertops. In the kitchen, they are going to knock down walls, creating arches to open up the kitchen into the living room.

Susan hopes to turn a small den into a home office. To do this, she must add travertine marble around the fireplace. Susan also wants to build a picket fence for the front yard. And finally, they plan to do hardwood floors all throughout the house.

After consulting with Raquel and Derek, Susan supervises the crew as they to begin implementing the changes.  Among the renovations featured are the creation of the arches, the installation of the picket fence, and the tiling of the shower.  Susan discovers that the sprinklers in the front yard are too close to the fence line, and will have to be moved back, an expense she hadn't planned on.

While Derek and Raquel deal with fixing the sprinklers, Susan goes to the tile store to purchase some slate tile for the bathroom.

The house is nearly finished as Raquel has to say goodbye to Susan and Derek as it is time for her to head back to college, After a tearful goodbye,  Susan tours the house with Roger Lund, a local real estate agent, who provides some suggestions for additional repairs that might add value to the house.   Roger then proposes a listing price based on "comps" in the local area.

5 Major Steps
1. Susan consults with Raquel and Derek to decide on the renovations for the flip. 
2. The crew implements the desired changes.
3. Susan searches for and purchases slate tile for the bathroom. 
4. The fence for the front yard is completed and the sprinklers are moved back.
5. Real Estate Agent, Roger Lund, visits the house and suggests a listing price based on his assessment of the newly refurbished home.
