Brief History
While working in the entertainment industry, Hay supplements his income by buying properties in previously depressed neighborhoods and transforming them into desirable homes. Work begins slowly on the flip as Hay encounters problems with an electrician. Hay's original schedule of four weeks eventually doubles and he worries that his investment won't pay off.

Step by Step Explanation
Hay and his crew tour the duplex, planning out their strategy for the flip. They start in the bedroom, where Hay hopes to keep the old-fashioned feel of the apartment, while updating it with modern amenities.

In the bathroom, Hay says that the bathtub needs to be replaced and the wall re-tiled. In the living room, Hay would like the bars and awnings taken off the 2nd story windows. He feels that it constricts the amount of light coming into the room. In the kitchen, the countertop and cabinets need to be replaced.

Finally, Hay hopes to knock down a small rooftop addition and build a bigger one in its place, creating a bigger kitchen and hopefully an additional bedroom.

After consulting with his crew, Hay supervises as they to begin demolition.  Hay chips in when he can, but leaves most of the work for the professionals. Everything seems to be moving along good, but several rainstorms begin to slow down the building of the addition. Hay also runs into some problems with an electrician that he hires. The electrician drills holes in the floor, causing Hay to pay extra to have the floor planks added. 

While the crew rushes to finish, Hay goes to the paint store to pix out some colors for the apartment walls. Other renovations featured include the tiling and plumbing of the bathroom as well as installation of the kitchen cabinets.

Once the house is finished, Hay tours the house with Fred Ehrlich, a local real estate agent.  He provides some suggestions for additional repairs that might add value to the house.   Fred then proposes a rental price based on "comps" in the local area.

5 Major Steps
1. Hay consults with his crew to decide on the renovations for the flip. 
2. The crew implements the desired changes.
3. Hay searches for and purchases paint for the apartment. 
4. The electrician causes some unwanted expenses in the kitchen.
5. Real Estate Agent, Fred Ehrlich, visits the house and suggests a rental price based on his assessment of the newly refurbished apartment.
