Curtis' Duplex Dilemma

Brief History
Real estate investor Curtis thinks flipping a single-family home will be an easy task. After he discovers the land is zoned for multiple units, Curtis investigates the possibility of transforming his single unit into a duplex. Demolition begins and Curtis has to make a decision to simply flip the existing property or gamble on extensive construction that may or may not yield a bigger profit.

Step by Step Explanation
Curtis, Sally and Ted tour the house, planning out their strategy for the flip. They start in the kitchen, where Curtis and Sally realize that a large amount of updating is needed. 

In the living room, Curtis says that flooring and windows need to be replaced. In the bedroom, Ted would like to replace the closets and light fixtures. He feels that it is outdated. In the bathroom, they plan to replace all the fixtures and vanity.

Finally, Curtis, Ted and Sally outline their plan to knock down an un-permitted den and they explore the possibility of building an additional unit to the house, creating more profit for the entire flip. 

After consulting with his crew, Curtis' contractor, Tae, supervises the demolition.  While Tae is busy with the original unit Curtis meets with his architect, Sae, to explore the possibility of building a second addition. Curtis and Sae then tour other properties in the neighborhood that have made a similar addition.

While the crew rushes to finish the original unit, Curtis, Ted and Sally review Sae's drawings for the addition. They decided to rent out the current unit while they start building the addition.

Once the house is finished, Curtis tours the house with Kevin Alpert, a local real estate agent.  He provides some suggestions for additional repairs that might add value to the house.   Kevin then proposes a listing price based on the sale of the property with the original unit as well as the original unit plus the additional unit.

5 Major Steps
1. Curtis, Sally and Ted decide on the renovations for the flip. 
2. Tae and his crew implement the desired changes.
3. Curtis meets with his architect Sae to discuss building an addition.
4. Curtis decides to rent out the unit and build an additional unit.
5. Real Estate Agent, Kevin Alpert, visits the house and suggests a listing price based on his assessment of the newly refurbished home.
