Cindy's High Style Hollywood Flip

Brief History
Cindy has bought an undervalued home in the hills of Hollywood with the hopes of selling it for over a million dollars. She hires her friend Kristin to act as her designer and general contractor. Kristin strives to make the home luxurious, adding top of the line fixtures and appliances, but she learns that keeping the budget balanced will be the biggest obstacle.

Step by Step Explanation
Kristin tours the house with Cindy. Kristin starts off in the kitchen, where she hopes to open up some walls to create a better flow. Kristin wants to replace all the cabinets and create a much more modern feel to the kitchen, including putting in recessed lighting.

In the living room, Kristin talks about continuing the flow from the kitchen. She also wants to replace the old front door with French doors, to add to the outdoor living space. Kristin also wants to knock down a glass wall, as it is unsafe and out of fashion.

In the bathroom, Kristin hopes to make a smaller vanity and make the shower larger. She also wants to tile the shower stall.

Finally, in the back yard, Kristin wants to remove an 80-year-old tree as it is dangerously close to the house's foundation. It also blocks a lot of light from entering the house.  

After consulting with his Cindy, Kristin begins working on the flip. Kristin checks in on her crew daily. Demolition begins as Kristin heads out to Ikea in order to design a modern kitchen that looks expensive on a small budget. She meets with a kitchen specialist and picks out cabinets and countertops to help with her budget.

Back at the house, the remodeling is in full gear. The cabinet installer has arrived to assemble and install the cabinets. He soon realizes that a gas line needs to be moved. This will cost money and take time away from the flip's schedule. 

After the gas line is moved, the cabinets are installed and the kitchen is completed. Kristin begins work on the back yard. A crew is called in to take down the giant tree. Kristin also supervises the creation of a brick path and new patio steps.

Kristin is finished with her restoration and her realtor, Sigal Diamant, comes to evaluate Kristin's work. Sigal provides some suggestions for additional repairs that might add value to the house. She then proposes a listing price based on "comps" in the local area.

5 Major Steps
1. Kristin consults with Cindy to decide on the renovations for the flip. 
2. Kristin and her team remove the kitchen drywall.
3. Kristin buys kitchen cabinets at Ikea.  
4. The tree is cut down and removed.
5. Real Estate Agent Sigal Diamant visits the house and suggests a listing price based on her assessment of the newly refurbished home.
