Before You Flip: How to Turn a Profit In Any Market

Create A Checklist Of Improvements

If you are charging full retail for your finished product, it needs to be mechanically sound, look great, and feel solid. The floor plan should appeal to today’s buyer with a nice flow; the kitchen and bathrooms should be completely updated; and the house should be clean.

The exterior should reflect the improvements on the home’s interior with new landscaping and eye-catching curb appeal. Get a home inspection before you market the home to catch any red flags you may have overlooked, which will ensure a smooth sale with a closed escrow.

Mind Your Mind-Set

When you are looking to make your purchase, through the remodeling process and especially when you are finished and attempt to price your remodel, your mind-set will impact the outcome. A positive attitude in life goes a long way and flipping is no exception.

Prepare for the unexpected (as best you can) because things will go wrong. If you can respond, instead of react, to the inevitable bumps in the road, you’ll always be a step ahead. Flip on!
